What lease term is more favourable to the landlord of a rental home, 6 months or 12 months?
I’m wondering if landlords for rental houses prefer tenants who want short lease terms (3 or 6 months) or long lease terms (12 months)?
And if they do prefer long lease terms, do they prefer it to be as long as possible, or generally only 12 months?
What generally determines what length of time the landlord prefers to lease the house for?
I am asking because I want to know what would make me a more favourable applicant for a rental property. Thanks!

As a landlord myself I would not accept anything less than nor more than one year. Less than would mean I would have to spend money looking for a tenant early, More than would obligate me to keep a tenant I perhaps no longer wanted on the property.
I am with Pat—-unless we were talking about a vacation rental….I would only offer a one year lease..I wouldn’t want to have to deal with looking for renters every couple months but want the option to renew or not and raise the rent if the market calls for it.
There are expenses involved with changing tenants, making short term lease unfavorable.
Long ones, over 12 months are not favorable either, as it can take awhile to get rif of a loser tenant.
