What happens if my landlord leases his property to a new tenant with a start date before the end of my lease?
My lease has a clause for 30 day notice to cancel the agreement. My landlord gave me verbal notice and is trying to make me leave within twenty days, because he signed a lease with a new tenant that is to start before the end of my 30 days. This is in the state of Utah.

Well he will just have to put the new tenant up for a stay when they can move in…I hope they chose the Hiatt Regency.
Stay put for the whole 30 days.
If some new person shows up after 20 days, they are out of luck.
Tell them to call the landlord, and have him set up the sleeper couch.
Also I’d report the landlord…maybe to the police?
or the better business bureau, or to the town’s lawyer.Go to your town hall, and ask around…every town has a lawyer.
Tell him that you intend to stay the full 30 days. When he begs and pleads with you to leave in 20 days, then say, “OK, if you pay me $xxxx [fill in the blank with your preference] because I’ll need the money to rent a hotel room for those extra 10 days I expected to be here.” And, make sure you get your full security deposit back at that time too.
If you read your lease, unless it’s some weird lease your landlord made up himself, I will almost guarantee that notice made by either you or him needs to be in writing. If not though, he’s still violating your notice period.
I would start by asking nicely that he let you stay on the full notice term as previously agreed in the lease, so you can find somewhere else to live. If he says he won’t, tell him you intend to stay unless he gives you hotel money for those ten days— so what, like $500? Maybe it’s worth it to him.
If he won’t give you money and still wants you out, you can ignore him and stay out the 30 days and then move. But he’ll probably find some reason to keep your deposit and you’ll have to fight him to get it back. Not worth the hassle if that happens, IMO.
He is in the wrong, but sometimes it’s not worth fighting over anyway. Try to make him give you money for leaving early and get on with your life as soon as possible, is what I’d recommend.
