I plan on leasing an apartment for the first time and I would like to know what are some of the important documents necessary to become a renter?

    Pay stubs and/or past tax filings; Drivers license, sometimes social security card. And of course check or money order. Make sure they offer a written lease. Read it carefully and question anything you don’t understand, before you sign. At minimum, the lease should state the start date, ending date and monthly rent. Make sure you see the apartment and find it satisfactory before you sign. Make sure all your questions about maintenance, laundry, utilities, mail and packages, parking, and keys, and anything else are answered to your satisfaction. If anything is a concern, have it added to the lease to make sure they will do it.

    I agree with the previous answer. Here’s some other tips:
    1. Most landlords use leases that are slanted in favor of the landlord.
    I would be sure you have the following in your lease (if its not there make an addendum)
    a. Landlord will be in breach of agreement and lease may be terminated by tenant if landlord does not make necessary repairs with 7 or 10 days of request.
    b. If apartment becomes inhabited by rodents, roaches or other insects, Landlord will exterminate on a monthly basis until such time as problem has been effectively alleviated. Landlord’s neglect in this regard will result in breach of agreement and lease may be terminated by tenant.
    c. Except in cases of emergency, Landlord will give tenent no less than 24 hour notice before landlord enters tenant’s apartment.

    Bank statements, Social Security Number, W-2s for two years and money. Really look at the apartment, Check for cleanliness, under the sinks, behind the stove and fridge. Look for mold in bathroom. Count outlets in each room. ask about air conditioning. Visit the apt at 6 pm when neighbors are home and listen if their noise is very noticeable in yours. Parking. Lighted hallways, trash disposal, laundry services.
