What Does It Take To Get Someone To Take Over My Apartment Lease?

Here is my problem. Me and my GF got an apartment in Ventura, but its costing us a lot more than we thought and we dont have the play money we want, and we want to move back to Bakersfield, but i wasent sure what i needed to do to get someone to take over the lease.

I have just been hit up with a letter from the collections agency wanting the two months of unpaid rent we left. It was a 14 month lease. We left after a year.
The staff on several occasions neglected to fix our problems with some of the appliances (AC, Hot water) in the apartment, within a timely manner. The only problem is, we do not have receipts for our requests. The sliding door to the outside was always broke even after they claimed to have fixed it. We lived in a neighborhood with heavy drug traffic.
We, on several occasions, were solicited by a maintenance staff member for money and cigarettes.
Am I screwed? I already am disputing the collections claim.

I signed an apartment lease (1 year lease) for a friend a year ago. I never lived there.
The lease is up in a month. Before I signed the lease, she verbally agreed to pay the rent every month. She has paid rent every month, but refuses to pay the last month rent of the lease.
Since my name is on the lease I know that I will be responsible for the last month rent if she doesn’t pay.
Is there anyway I will be able to take her to court to get my money back because she verbally agreed to pay the rent every month?

Can Someone Prepay An Apartment Lease To Avoid Having A Job?

I’m looking at apartments and I don’t work. I’m a fulltime student with financial aid. I have enough cash to prepay a six month lease. My question is, would an apartment complex let me move in if I prepay the lease, without having a job? Isn’t the credit check to determine if I can afford the apartment – does that even matter if I pay the entire lease?
I especially would love to hear from someone who works for an apartment complex leasing office or has heard of this. Thanks in advance.
