I have a lease agreement with our apartment complex in Kansas with two other girls. Our lease is up Sept 11, 09 and we were just offered a lease renewal.

One of my roommates is planning on moving out later this week and is putting in her 60 day notice with the complex.

My question is this: If she is getting off the lease and we choose to renew it, with a new third roommate, is the lease offer they gave us still valid? Or can they make the decision to put our rent back to market value price?

We have a great landlord. He’s trying to sell the building though and so we’ve talked about signing a lease before actually selling so we’re protected from major changes for that time period after potential new owners take over. I’m not worried about a lease term that’s too long, as we have no intention of moving any time soon. Is there a maximum length? (I know I’ve heard of 100 year land leases- that’s obviously excessive). I want to know if a 5 or 10 year term has been done before for a simple apartment rental. Thanks.

Our lease says that we need to give a 30 day notice when we decide to move out, but we’re planning on moving out the same day our lease is up, so does that mean we are no longer responcible for not giving a 30 day notice?
can the management withhold our security deposit?
please if you can give a site or something where i can show him proof, not just speculation.
