Lease agreement renewal still valid with new roommate?

I have a lease agreement with our apartment complex in Kansas with two other girls. Our lease is up Sept 11, 09 and we were just offered a lease renewal.

One of my roommates is planning on moving out later this week and is putting in her 60 day notice with the complex.

My question is this: If she is getting off the lease and we choose to renew it, with a new third roommate, is the lease offer they gave us still valid? Or can they make the decision to put our rent back to market value price?

    If all 3 were on the lease, the new one must sign in place of the one leaving. Discuss it with management before too close to re-new date.

    i would talk to the leasing office about it. they are all different but they would most likely, b/c two of the girls are staying, they would keep at the renewal rate. just explain everything to them and see what your best option would be.

    Since they are offering you the renewal, you have a little bit of an upper hand so to speak because frankly, they want you to stay PLUS it is a total renters market… rental prices have been falling as well as vacancy rates. You may not be privy to this going on in the property management world, but we all are! It will cost more for them to have you move even if they could boost the rent rate with a new tenant… turnover costs, number of days vacant,etc… it just doesn’t make financial sense in this market.

    The best option is to go in there if possible (in person), let them know that your one roommate is leaving but that you have a replacement and you would like to renew the current offer with the new roommate. And, they will have to put the new tenant on the lease anyway, and if they were smart would have her fill out an app so they could run the credit on this new person.
