<p>One of my roommates is planning on moving out later this week and is putting in her 60 day notice with the complex.</p>
<p>My question is this: If she is getting off the lease and we choose to renew it, with a new third roommate, is the lease offer they gave us still valid? Or can they make the decision to put our rent back to market value price?</p>

The lease is up in a month. Before I signed the lease, she verbally agreed to pay the rent every month. She has paid rent every month, but refuses to pay the last month rent of the lease.<br />
Since my name is on the lease I know that I will be responsible for the last month rent if she doesn&#8217;t pay.<br />
Is there anyway I will be able to take her to court to get my money back because she verbally agreed to pay the rent every month?</p>

I would like to safeguard myself should something go sour in the relationship. Is there anythign I can do so as to protect myself? I have the money to cover the rent should someting go wrong but I would like to avoid that with a lease type document.<br />
Any suggestions would be greatly appreciated.</p>
