Does a lease that has ended automatically start a tenancy at will?

My tenant’s year lease is up next month. I’m wondering if the lease automatically renews with the same terms for another year or if it turns into a tenancy at will. I live in Massachusetts if that matters.

I have a lease agreement with our apartment complex in Kansas with two other girls. Our lease is up Sept 11, 09 and we were just offered a lease renewal.

One of my roommates is planning on moving out later this week and is putting in her 60 day notice with the complex.

My question is this: If she is getting off the lease and we choose to renew it, with a new third roommate, is the lease offer they gave us still valid? Or can they make the decision to put our rent back to market value price?

I’m wondering if landlords for rental houses prefer tenants who want short lease terms (3 or 6 months) or long lease terms (12 months)?

And if they do prefer long lease terms, do they prefer it to be as long as possible, or generally only 12 months?

What generally determines what length of time the landlord prefers to lease the house for?

The Lessee never actually resided in the property. He leased the property for 6 months for his mother’s use. The lease has expired, the Lessee has given the required 30 day notice, however, his mother refuses to vacate the premises.
Does the Lessee have any liability since he personally complied with the Lease and it is not him, but his mother, the tenant, that is “squatting” on the Property?

I signed an apartment lease (1 year lease) for a friend a year ago. I never lived there.
The lease is up in a month. Before I signed the lease, she verbally agreed to pay the rent every month. She has paid rent every month, but refuses to pay the last month rent of the lease.
Since my name is on the lease I know that I will be responsible for the last month rent if she doesn’t pay.
Is there anyway I will be able to take her to court to get my money back because she verbally agreed to pay the rent every month?

My girlfriend and I are getting an apartment together. She failed her credit application and thus has to go on the lease as an occupant. I passed my check with flying colors and such we are getting the apartment.
I would like to safeguard myself should something go sour in the relationship. Is there anythign I can do so as to protect myself? I have the money to cover the rent should someting go wrong but I would like to avoid that with a lease type document.

I have a 2 year lease with 9 months left on the lease. The landlord has sent me a letter stating my rent will be increased. There are no provisions in the lease (I have read it carefully) which give the landlord the option to increase the rent. Can the landlord legally raise the rent? What are my options?
